UAE free zone warehouses are often quoted quickly because the building type is familiar: a rectangular steel frame, insulated roof and walls, large doors, office corner, and a hardstand for container loading. Yet temperature-sensitive storage changes the economics. Even if the project is not a full cold store, the buyer may need controlled heat gain, better air sealing, shaded loading, and reserve capacity for mechanical systems. A quote comparison that only ranks dollars per square meter will miss the variables that decide long-term operating cost.
The first variable is the storage profile. Define whether the goods are electronics, packaged food, cosmetics, spare parts, medical consumables, or general retail stock. Each product group has a different tolerance for heat, dust, humidity, and door-open time. The design brief should state the target internal temperature range, acceptable humidity range, expected door cycles per hour, and whether the warehouse will use spot cooling, evaporative cooling, full air conditioning, or only ventilation. Without this information, suppliers may assume a standard insulated shed while the operations team expects a stable storage environment.
Frame geometry affects both construction cost and cooling load. A higher eave height gives better racking volume, but it also increases wall area and the amount of hot air that must be managed under the roof. Wider bays may reduce the number of internal columns, improving forklift flow, but they can increase rafter weight and purlin spans. When reviewing an offer from a prefab steel building factory, ask for the assumed clear height below haunch, not just eave height, because racking, sprinklers, lights, and ducts all occupy the upper zone.
Insulation and cladding deserve a line-by-line comparison. Panel thickness alone is not enough. Buyers should check the core material, density, fire rating, coating type, fastener system, thermal breaks at secondary steel, and the treatment around doors and penetrations. In UAE sun, roof color and coating reflectivity can matter. A light-colored, durable roof may reduce heat gain, but it must also resist dust accumulation and maintenance traffic. If skylights are proposed, confirm their thermal impact and whether glare will affect warehouse staff.
Door strategy is a major hidden cost. Large roller shutters are convenient for mixed loading, but every opening introduces heat and dust. For temperature-sensitive storage, consider sectional dock doors, dock shelters, rapid doors for internal partitions, and shaded canopies. Ask bidders to separate the cost of door frames, canopy steel, dock leveler supports, and flashing details. A low structural quote may exclude the trimming steel required to make the logistics equipment work properly.
Mechanical allowances should be visible in the steel design. Roof fans, duct supports, air-conditioning units, cable trays, fire pipes, and maintenance platforms add load. The quote should identify which loads are included and where reinforcement is provided. If a tenant may change in three years, reserve capacity can make the warehouse more leasable. For free zone developers, a modest allowance for future services is often cheaper than redesigning the roof after the first lease negotiation.
Freight and site conditions also influence the real comparison. Containerized steel packages are efficient, but the buyer should ask for packing dimensions, maximum member length, number of containers, unloading requirements, and whether touch-up paint and spare fasteners are included. Sand, saline air, and coastal humidity may justify upgraded coatings or hot-dip galvanizing for selected secondary members. When the project team contacts a custom steel structure warehouse partner, the request should include climate exposure and maintenance expectations, not only plan dimensions.
The best data table has separate columns for frame, secondary steel, panels, doors, accessories, engineering, freight, erection support, and exclusions. It should also record design loads, insulation performance, coating system, delivery time, and drawing revision procedure. Once these variables are visible, the cheapest quote may still win, but it wins for known reasons. For a temperature-sensitive warehouse in a UAE free zone, transparency is the safest procurement tool.
A useful quote table should also include operating assumptions. Record the expected annual electricity cost for different insulation options, estimated fan or air-conditioning capacity, and the approximate cost of door upgrades. These numbers do not need to be perfect to guide a decision. They simply show whether a lower purchase price will be offset by higher energy use during the first lease term. In free zone projects where tenants compare service charges, a slightly better building envelope can become a commercial advantage.
Risk allowances should be visible as well. If the project is near the coast, add a column for corrosion protection. If the site depends on imported erection crews, add a column for installation support and remote drawing response time. If customs clearance is uncertain, compare container count and packing simplicity. A data review becomes powerful when it connects engineering choices to schedule, maintenance, and tenant expectations rather than treating the steel package as a commodity line item.
